By making a booking, guests agree to follow these terms, the building rules, and any booking conditions accepted through NightsBridge or the relevant booking platform.
Booking Terms
Property Rental
Ballito Ocean View is rented as a complete luxury self-catering apartment. The apartment is not rented by room and is not priced according to the number of guests.
The full-property rate applies whether the apartment is occupied by two guests or six guests. Reduced rates for couples or smaller groups are not currently offered.
Rates and Minimum Stays
Rates are charged per apartment, per night, in South African Rand.
Low Season: ZAR 4,500 per night
Minimum stay: 2 nights
Shoulder Season: ZAR 6,000 per night
Minimum stay: 3 nights
Peak Season: ZAR 7,500 per night
Minimum stay: 4 nights
Special Events and Peak Demand Periods: ZAR 8,500 per night
Minimum stay: 7 nights
Special Events and Peak Demand Periods may include Christmas, New Year, Easter, Surf Championships, major public holidays and other high-demand periods.
Season dates may change from year to year and will be confirmed according to the live booking calendar.
Booking Platform, Payment and Cancellations
Bookings, payments and cancellations are managed through NightsBridge or the booking platform used to complete the reservation.
The cancellation and refund terms accepted at the time of booking will apply to the reservation. Guests should review these carefully before confirming their stay.
Direct bookings through ballitooceanview.co.za will follow the agreed NightsBridge booking flow.
Cleaning and Housekeeping
Professional standard cleaning is included in the accommodation rate. No separate standard cleaning fee applies.
For longer stays, optional housekeeping may be requested at ZAR 400 per visit, subject to availability. This may include general cleaning, a bathroom refresh, bed making and towel replacement where required.
Breakage and Security Deposit
A refundable breakage or security deposit may be required for confirmed bookings. This deposit may be used to cover damage, missing items, excessive cleaning, unauthorised late departure, or any costs resulting from a breach of these house rules.
Deposit collection, assessment and refund terms will be confirmed through the relevant booking process or booking platform.
Guest Occupancy
Maximum Occupancy
Ballito Ocean View accommodates a maximum of 6 adults.
Only guests listed on the booking confirmation are permitted to stay overnight at the apartment. No unregistered overnight guests are allowed.
Children and Infants
Children under the age of 8 are not permitted.
Infants are not permitted.
Visitors
Visitors are not permitted without prior approval from management. Any approved visitors must comply with the apartment rules, building rules and quiet-hour requirements.
Guests remain fully responsible for the behaviour and conduct of any approved visitors.
Check-In and Check-Out
Check-In
Check-in is from 3:00 pm.
The apartment number, access details, key collection instructions and arrival information will be provided after the reservation has been confirmed.
Check-Out
Check-out is by 10:00 am.
Late check-out is subject to availability and must be approved in advance. Late departure without prior approval may result in an additional charge.
Early check-in may be requested but cannot be guaranteed.
Apartment Rules
No Parties or Events
Parties, events, functions and gatherings are not permitted.
Ballito Ocean View is located in a residential building, and guests are required to respect neighbours and the peaceful nature of the property at all times.
Quiet Hours
Quiet hours are from 10:00 pm to 8:00 am.
During this time, noise must be kept to a minimum. Excessive noise, disruptive behaviour or inappropriate conduct may result in the stay being terminated without refund, subject to applicable law.
Pets
Pets are not permitted.
Smoking
Smoking is not permitted inside the apartment.
Where balcony smoking is permitted by the official Body Corporate rules, all doors and windows must remain closed and cigarette ends must be disposed of safely and responsibly.
Guests may be charged for smoke damage, odour removal, burn marks or additional cleaning required due to smoking.
Braai and Open Flames
There are no braai facilities at Ballito Ocean View.
Portable braais, open flames, candles and similar items are not permitted unless expressly approved in writing by management and allowed under the building rules.
Property Care
Guests are expected to treat the apartment, furnishings, appliances, linen, towels and shared building areas with care.
Any damage, breakages, faults or missing items must be reported promptly. Guests may be charged for damage beyond normal wear and tear.
Linen, Towels and Beach Towels
Linen and towels are provided for use during the stay.
Apartment towels must remain inside the apartment. Allocated beach towels are available for beach use and must be returned to the apartment after use.
Parking and Building Rules
Parking
One dedicated secure parking bay is available.
Guests may only park in the designated bay. Caravans, trailers, boats and oversized vehicles are not permitted.
Parking details will be provided after the reservation has been confirmed.
Body Corporate and Building Rules
Guests must comply with all Body Corporate and building rules during their stay.
This includes respecting common areas, using only the designated parking bay, following access and security procedures, and conducting themselves in a way that does not disturb other residents or guests.
Failure to comply with building rules may result in additional charges, removal from the property, or termination of the stay without refund, subject to applicable law.
Apartment Facilities and Service Limitations
Ballito Ocean View is a self-catering apartment with Wi-Fi, a gas hob, electric oven, washing machine, dishwasher and lift access.
Air-conditioning is available in the main bedroom only.
The apartment does not have a swimming pool, braai facilities, direct private beach access, inverter or dedicated backup-power system.
The beach is within walking distance, but guests should not interpret this as direct or private beach access.
Municipal service interruptions, loadshedding, water outages, internet disruptions or building-related maintenance may occur from time to time and are outside the direct control of the property owners or management team.
Safety and Security
Guests are responsible for keeping the apartment secure during their stay.
Please ensure that doors, windows and access points are locked when leaving the apartment. Guests must follow all access, security and building instructions provided after booking confirmation.
